If you only read the broad, generic headline news about the Lower Mainland real estate market, you are missing out on the hyper-local reality happening right here in Abbotsford. The data for June 2026 shows three completely distinct market stories depending on whether you are looking at detached homes, townhouses, or condos.

According to the British Columbia Real Estate Association (BCREA), market types are defined by the Sales-to-Active Listings Ratio (SALR). A ratio under 12% is a buyer's market, over 20% is a seller's market, and anything between 12% and 20% is a stable, balanced market.

Right now, every single housing category in Abbotsford is operating inside a balanced market. Let’s look at the hard data to see exactly where the opportunities hide.

🏡 Detached Homes: The Low-Inventory Price Anomaly

The single-family market is seeing an unusual pattern. While benchmark and median prices are lower year-over-year (YoY), the average sale price saw notable gains, pushed along by low active inventory.

  • Average Sale Price: $1,175,461 (Up 3.9% from June 2025's $1,131,623 and up 3.4% from last month's $1,137,168).

  • Inventory Constraints: Active listings sit at 458, which is down 14.2% from last year's 534, though up slightly (4.1%) from last month's 440. New listings hit 172 (down 5.0% YoY but up 9.6% month-over-month).

  • Sales Volume: 63 detached homes sold, an increase of 8.6% from last year (60) and 5.0% from last month (58).

  • Market Pace: Days on Market (DOM) stepped up to 23 days from last month's 18. Price per sq. ft. edged up to $400 from $390 last month.

  • The Ratio: The Sales-to-Active ratio sits at 14.5% (up from 14.1% last month), keeping detached homes securely in a balanced market.

🏢 Townhouses: A Massive Leap in Speed

Townhouses became the fastest-moving asset class in the city this June, with buyers snapping up available choices at a rapid pace.

  • Speed to Contract: Days on Market plummeted dramatically month-over-month, dropping from 27 days down to just 13 days.

  • Average Sale Price: $627,722. This represents a 9.2% drop from last year's $690,971 and a 4.0% drop from last month's $653,589. Median and benchmark prices followed a similar downward trajectory.

  • Price Per Sq. Ft.: Despite the lower average price, the price per sq. ft. increased from $377 to $387 month-over-month.

  • Sales & Listings: 40 sales occurred (down 11.1% YoY from 45, and down 14.9% MoM from 47). New listings dipped to 99 (down 7.5% YoY and down 2.0% MoM), while active listings finished at 267.

  • The Ratio: The Sales-to-Active ratio is 15.8% (down from 17.8% last month), remaining in balanced territory.

🏙️ Condos: The June Surge

The apartment sector experienced a massive, sudden influx of buyer activity in June, completely lifting the segment out of its previous slump.

  • Sales Explosion: 60 total sales were recorded. That is a modest 5.3% increase over last year's 57, but a massive 46.3% monthly surge compared to last month’s 41 sales.

  • Average Sale Price: $410,596 (Down 6.4% from last year's $438,880 and down a minor 0.2% from last month's $411,451). Median and benchmark trends align with this pattern.

  • Price Per Sq. Ft. & DOM: Price per sq. ft. rose month-over-month from $399 to $411, while average DOM stretched to 38 days (up from 32).

  • Inventory Constraints: Supply is tightening. New listings dropped to 128 (-15.2% YoY, -0.8% MoM). Active listings sat at 355 (-6.1% YoY, -2.5% MoM).

  • The Ratio: Because sales surged while inventory fell, the Sales-to-Active ratio shot up from 11.2% all the way to 17.2%, officially moving condos from a buyer's market into a balanced market.
