Fraser Valley Market Update: September 2026

The Fraser Valley Real Estate Board released its September numbers this week, and the short version is: more homes to choose from, lower prices, but buyers still aren't in a hurry.

The numbers

  • 922 sales in September — down 2% from August and down 4% from September 2025
  • 2,818 new listings — up 19% from August as sellers came back to the market after a quiet summer, though still 18% below last September
  • 9,763 active listings — essentially flat month-over-month, but still 31% above the 10-year seasonal average
  • Sales-to-active ratio: 9% — the Fraser Valley remains a buyer's market (a balanced market is 12–20%)
  • Composite benchmark price: $861,300 — down 1% from August, down 7% from a year ago

By property type

  • Detached: $1,300,000 benchmark — down 1.5% from August, down 8.8% year-over-year
  • Townhomes: $745,300 benchmark — down 0.7% from August, down 6.2% year-over-year
  • Apartments/condos: $461,800 benchmark — down 0.9% from August, down 9.3% year-over-year

Homes are taking a bit longer to sell too — detached homes averaged 45 days in September, condos 46 days, and townhomes 38 days.

FVREB Chair Ishaq Ismail put it well: buyers have been waiting for more economic certainty, and a run of economic shocks has kept a lot of them on the sidelines even with more choice and lower prices in front of them. FVREB's Interim CEO Anthony Boone also pointed out that the benchmark price for a single-family home is now $460,000 below its March 2022 peak — that's a real shift in affordability for anyone who's been waiting.

So what does this mean for you?

If you're a buyer, this is about as much leverage as you've had in a while — more inventory, softer prices, and sellers who are often willing to talk. You don't have to rush a decision.

If you're a seller, it's not a market to panic in, but it is one where pricing and presentation matter more than ever. Homes are still selling — 922 of them last month across the Valley — but the ones that move are the ones priced right from day one.
