If you're a first-time buyer who's written off Abbotsford and Chilliwack because you assume you're priced out, I want to stop you right there. I hear this almost every week from buyers who haven't looked at real numbers in over a year — they're going off what the market felt like at its peak, not what it actually looks like today.
Here's what's really out there right now:
- Condos — entry points starting in the $200,000s.
- Townhouses — starting in the $500,000s.
- Detached homes — starting in the $700,000s.
That's not every listing, and it's not every neighbourhood. But it's a realistic entry point in both Abbotsford and Chilliwack for buyers who assumed those numbers were out of reach.
Why This Is Catching People Off Guard
Part of it is timing. Detached homes in Abbotsford just crossed into buyer's-market territory for the first time in months — the Sales-to-Active Listings Ratio dropped to 11.1% in July, per the Fraser Valley Real Estate Board's own data, and anything under 12% is considered a buyer's market by BCREA's definition. Fewer buyers competing for each home means more room to negotiate, not just on detached — townhouses and condos have cooled too.
Part of it is also just outdated assumptions. A lot of first-time buyers are still anchored to pricing from a couple years ago, before rates moved and before more inventory sat on the market. The number in your head might not match the number on the listing anymore.
What This Actually Means for You
I'm not saying every condo is a deal or every detached home is within reach — there are real variables here depending on your down payment, your income, and what you're looking for. That's exactly why this is worth a conversation instead of a guess. The buyers who do best are the ones who come in with an open mind, get their real numbers from a mortgage professional, and stay flexible on neighbourhood or property type if it means getting into the market sooner rather than later.
