October 2026 Market Update: Abbotsford Detached Sales Jump as New Listings Slow
The headline from the Fraser Valley Real Estate Board this month is that we're still in a buyer's market. That's true for the Fraser Valley as a whole. But detached homes in Abbotsford had a very different October, and I think it's worth walking through why.
The big picture
Across the Fraser Valley, 1,051 homes sold in October. That's up 14% from September but still 6% below last October. New listings dropped 10% from September to 2,551, and total active inventory fell to 9,164 homes, down 10% from a year ago.
The region's sales-to-active listings ratio is 11%. Under 12% is a buyer's market, 12% to 20% is balanced, and over 20% is a seller's market. So overall, buyers still have the upper hand.
The composite benchmark price for a typical Fraser Valley home is $860,000. That's basically flat from September and down 6.4% from last year. The board's CEO pointed out that most of the pandemic-era price run-up has now been erased, which puts affordability at its best level in five years.
Abbotsford detached: the part I'm watching
72 detached homes sold in Abbotsford in October. That's up 60% from September (45 sales) and up 33% from last October (54 sales). At the same time, new listings slowed. Only 106 new detached listings came on, down about 23% from both last month and last year, and active detached inventory dropped to 400 homes, down 17% from a year ago.
Put those together and, by my math, Abbotsford's detached sales-to-active ratio works out to about 18% for October (72 sales against 400 active listings). That puts Abbotsford detached in balanced territory, while the Fraser Valley as a whole sits at 11%.
On price, the Abbotsford detached benchmark is $1,090,500. That's up 0.3% from September but still down 13.1% from a year ago. The median detached sale price was $1,060,000, up 0.5% from last October and up nearly 12% from September.
What it means if you're moving up
This is the number I'd pay attention to if you're a growing family thinking about trading a townhouse for a detached home. A year ago, the gap between the Abbotsford townhouse benchmark (644,700)andthedetachedbenchmark(1,254,600) was about $610,000. Today it's about 511,000(579,600 vs. $1,090,500). That's roughly $99,000 less to bridge for a typical move-up, based on benchmark prices. Your own home and the one you buy will have their own numbers, but the direction is real.
What it means if you're selling
More buyers are acting and fewer new homes are coming on, which helps sellers who list now. But buyers are still price-sensitive. Across the Fraser Valley, detached homes took an average of 50 days to sell in October. The homes that move are the ones that are priced right from day one and show well. Trust the plan on pricing and staging. It matters more in a market like this, not less.
What it means if you're buying
You still have negotiating room compared to a couple of years ago, but if this pace holds in Abbotsford, that room could shrink heading into spring. The board also noted that interest rates have recently moved higher, with the possibility of more increases, so I'd recommend checking in with your lender and refreshing your pre-approval before you start writing offers.
A quick note on Mission
Mission's detached market went the other way. Only 17 detached homes sold in October against 211 active listings (about 8% by my math, firmly a buyer's market), down from 28 sales in September and 29 last October. The detached benchmark of $883,300 is down 13.1% from last year. If your budget has you looking at Mission, there's real opportunity there right now. (Chilliwack is reported by a different board, so it isn't included in these numbers.)
The bottom line
One month isn't a trend. October often gets a seasonal bump, and prices are still well below where they were last fall. But more detached sales and fewer new listings in Abbotsford mean the cushion buyers have had is getting thinner. That's what I'll be watching heading into spring. There are variables in this market, and every situation is different. Let's talk through them together. You can find more market updates and reach me at Ottlistings.com.
