What July’s Fraser Valley Real Estate Numbers Really Mean for Abbotsford Buyers and Sellers

If you’ve been watching the Fraser Valley market, you already know things have shifted. Prices edged downward again in July, with the overall composite benchmark price dropping 0.8% from June to $877,600—now down 7% compared to last year.

Despite better affordability across the board, buyers aren't rushing in. They’re taking their time, asking questions, and keeping overall sales lower than what we normally see this time of year.

The Fraser Valley Real Estate Board logged 1,089 sales on MLS® in July. That’s down 5% from June and 9% lower than July 2025.

As Fraser Valley Real Estate Board Chair Ishaq Ismail noted, buyer urgency has been absent for a while now. With plenty of inventory on the market and subdued competition, buyers know they don't have to hurry. They can take their time looking through options, knowing choice is on their side.

Here is how the numbers break down across property types for July 2026:

Inventory and Market Balance

Sellers also pumped the brakes in July. We saw 2,836 new listings come to market—a 14% drop from June and 18% lower than last year. Overall active inventory sat at 10,044 listings. While that’s down 3% from June, it is still 32% higher than the 10-year seasonal average.

With a sales-to-active listings ratio of 11%, the Fraser Valley remains firmly in a buyer’s market (a balanced market usually sits between 12% and 20%).

Fraser Valley Real Estate Board Interim CEO Anthony Boone pointed out that while economic uncertainty is keeping some buyers on the sidelines, the region continues to be a standout spot for improving affordability. As prices ease, qualified buyers—especially those looking to step into the market or downsize—are finding options that simply weren't available a couple of years ago.
