Abbotsford Real Estate: September 2026 Update

Last month I told you Abbotsford's detached market was holding closer to "balanced" than the Fraser Valley-wide headlines suggested. September's numbers show that shifted — Abbotsford has moved back into buyer's-market territory across every property type.

Abbotsford detached homes, September 2026

  • 45 sales — down from 56 in August and down from 49 a year ago
  • 440 active listings, up slightly from 438 in August
  • Benchmark price: $1,087,000 — down 2.2% from August, down 7.9% from last September
  • Sales-to-active ratio: 10.2% — a buyer's market (down from a balanced 12.8% in August)

Abbotsford townhomes

  • 27 sales, 254 active listings — sales-to-active ratio of 10.6%, also now a buyer's market (it was 17.8% in August)
  • Benchmark price: $592,600 — down 0.7% from August, down 8.6% year-over-year

Abbotsford apartments/condos

  • 31 sales, 318 active listings — sales-to-active ratio of 9.7%, still the softest segment
  • Benchmark price: $370,200 — down 1.2% from August, down 11.0% year-over-year

What changed from August?

Two things moved at once. New listings jumped across the board — up 32% for detached and up 69% for townhomes compared to August — as sellers who held off over the summer came back to the market. At the same time, sales slowed. More homes to choose from plus fewer sales closing each month pushes the ratio down, and that's exactly what happened here: Abbotsford's detached segment went from balanced in August to a buyer's market in September in the space of one month.

With more competition on the market and buyers taking their time, an overpriced listing sits — a well-priced, well-presented one still moves.
