The February Breakdown: Speed vs. Value In the Fraser Valley, we often talk about "timing the market," but February’s data shows that positioning is actually the key. While average prices in the detached sector have softened, the speed at which homes are moving has accelerated significantly.

Detached Homes: A Deep Buyer’s Market The detached sector is now firmly in a Buyer’s Market with a 9.2% Sales-to-Active Ratio.

  • The Pivot: Despite the buyer-friendly conditions, homes are moving to contract in just 14 days—down from 30 in January.

  • Price Adjustment: The average sale price sits at $1,107,407, an 11.2% drop month-over-month.

  • Tactical Take: Buyers have the leverage on price, but they must be decisive. The "good ones" are disappearing in two weeks.

Townhouses: The Balanced Anchor With an 11.3% ratio, townhomes are the definition of a balanced market.

  • Volume: Sales jumped 25% over January.

  • Efficiency: Days on Market (DOM) dropped from 49 to 38.

  • Tactical Take: Sellers are entering the market (New Listings up 18.8%), providing much-needed inventory for families looking to upsize.

Condos: The February Winner Condos have surged back into a Balanced Market (16.8% ratio), nearly hitting Seller’s territory.

Conclusion: The Abbotsford Outlook Abbotsford is currently a "Two-Speed" market. We have a Detached sector that offers incredible value for buyers willing to negotiate, and a Condo/Townhome sector that is moving with high-intensity momentum.
